At Privan Capital Inc., we work with private lenders who participate in real estate-secured mortgage opportunities. Opportunities are structured on a deal-by-deal basis. Lenders decide whether to participate and how much to allocate. Our role is to structure the transaction and present the details clearly.

Private Mortgage Investing

Private mortgages are loans secured by real property and funded by private capital rather than traditional banks. They are commonly used for short-term or transitional financing where flexibility and speed matter more than conventional lending guidelines.

How We Work

• Opportunities are reviewed based on real estate fundamentals

• One or more lenders may participate in a single mortgage

• Lenders choose which deals to fund

• Mortgages are registered on title through legal counsel

• Funds are advanced through a lawyer’s trust account

The Privan Capital Difference

In many transactions, our own capital is invested alongside other lenders on the same mortgage. While not every deal is structured this way, alignment matters. When we participate as lenders, our interests are tied to the same real estate, terms, and outcomes.

Lender Control

Private lending allows lenders to remain directly involved:

• You know the property securing the loan

• You understand the mortgage position and loan-to-value

• You decide whether to participate

Capital Structure

• Mortgages may be funded personally, through a corporation, or through an eligible registered plan trustee, including RRSP, RRIF, TFSA, LIRA, and RESP (subject to trustee requirements)

• Multiple lenders may participate in a single mortgage

• Lender funds are not held by Privan Capital

Terms

Mortgage terms are set on a deal-by-deal basis. At maturity, lenders may choose to:

• Receive their capital back

• Renew

• Reallocate into another opportunity
